Investors are able to purchase an entire Villa on a Sectional Title full ownership basis. The spacious 3 or 4 bedroom Villas at one of our various developments offer unsurpassed luxury with a great rental return option.
Alternatively, the Hotel Suites within the Villa can be purchased separately. As an owner of one or more Sectional Title Hotel Suites, you get to enjoy all the benefits of normal ownership without having to invest in a full Villa.
What is Sectional Title Ownership?
Sectional Title is the separate ownership of sections within a developed property. These sections are collectively known as units. When you purchase into a sectional title development, you buy a section or sections, and an undivided share of the common property. Simply put, you own the villa or suite outright, while you enjoy the use of all the facilities on-site. These are typically purchased as an individual or corporate investment for capital returns purposes. Sectional Title Ownership of our resorts, whether as a complete unit or as an individual suite therein, is owned outright with each Owner possessing a title deed.

14 weeks are for your personal use throughout the year - simply let us know in advance when to expect you.
Personal use of your unit
You get access to 14 weeks for personal use with your Sectional Ownership investment. Of the 14 personal weeks a maximum of three weeks may be reserved for in-season holiday periods. You can also put some of your 14 weeks into the rental pool to earn additional returns. Any of your unused weeks are automatically placed into the rental pool nine months before occupation if no occupation dates have been booked. This is to ensure optimal rental return.
Thanks to BMP's affiliation to iExchange, a global exchange company, you will have the flexibility of using your Sectional Title residence or opting to exchange your allocated time into another resort or destination. The added flexibility of experiencing new, luxurious and exciting destinations each year makes Sectional Title Ownership that much more attractive. With iExchange you get access to more than 4000 other resorts worldwide.
Naturally, should circumstances dictate that you need to change a personal holiday booking we will happily assist you by altering or cancelling the booking. It is also possible to book a week that has been released to the rental pool but has not yet been rented out. Your 14 weeks (set aside for personal use) can either be used personally or placed into the rental pool to earn additional returns. It's all up to you.
Should circumstances arise close to an arrival date, resulting in you being unable to personally use a week selected for occupancy, you may still place it in the rental pool, but it will be on an “on-risk” basis. This means that you will not be part of the pool and will only receive a rental payment if we rent it out.
How do I earn rental income?
The rental pool is very simple: we try our very best to get the best occupancy we can, and at the end of each occupation month we take the income for each of the same sized units at each resort and pool the revenue. We deduct commission and distribute the balance to all owners based on the total number of days their unit was available to the pool. You'll receive a statement at the end of each month detailing your income.
